Order to Delivery
Six steps between you and move-in day
A typical Mylandhomez project takes 5–8 months from first call to keys — about half the time of a traditional build. Here's exactly how it works.
- 1
Consultation & site review
1–2 weeks
We start with a free consultation to understand your vision, budget, and timeline. Then we review your site — access roads, utilities, slope, and local climate — to confirm feasibility and recommend the right models.
- Free 30-minute intro call
- Site access & utility assessment
- Budget range and model shortlist
- 2
Design & customization
2–4 weeks
Choose a base model and make it yours. Our design team helps you select floor plan options, exterior cladding, interior finishes, and upgrades like solar, decks, or off-grid systems. You approve final plans and pricing before anything is built.
- 3D model of your configuration
- Fixed-price quote — no surprises
- Finish and fixture selections
- 3
Permits & engineering
4–12 weeks (runs parallel to build prep)
Our engineers certify your home to the building codes at your destination — state, national, or international. We prepare and submit permit documents and support you or your contractor through local approvals.
- Code certification for your destination
- Stamped engineering drawings
- Permit application support
- 4
Factory build
8–14 weeks
Your home is built indoors at our facility, protected from weather delays. Precision jigs, quality checkpoints at every stage, and a full inspection before shipping mean consistent craftsmanship.
- Climate-controlled construction
- Weekly photo updates
- Independent third-party inspection
- 5
Shipping — USA & international
1–6 weeks
Modules are wrapped, sealed, and loaded for transport. Domestic deliveries travel by specialized trailer; international orders ship in ocean-rated configuration with full export documentation, insurance, and customs coordination handled by our logistics team.
- Door-to-door logistics management
- Ocean freight & customs handled
- Fully insured in transit
- 6
Installation & move-in
1–4 weeks
A certified crew cranes your modules onto the prepared foundation, joins and seals them, connects utilities, and completes final finishes. We walk you through every system, hand over the keys, and back it all with a 10-year structural warranty.
- Certified installation crews
- Utility connections & commissioning
- 10-year structural warranty

Installation day, in hours not months
Because 90% of construction happens in our factory, on-site work is measured in days. Most single-module homes are weather-tight the same day the crane arrives.
Start with a free consultationWhat shipping costs depend on
Freight is quoted per home and per destination — we don't publish flat rates, because two identical homes going to different sites rarely cost the same to deliver. Here's what we price:
Module count & size
A single-module studio travels on one flatbed. A multi-module home needs several loads, and anything over legal width needs oversize permits and escort vehicles.
Distance & route
Mileage from our facility, plus any detours forced by low bridges, weight-restricted roads, or mountain passes on the way to your site.
Country & port
International deliveries are quoted on ocean freight to your nearest port, then inland haulage. Sailing frequency and port fees vary a lot by region.
Customs & duties
Import duty, tax, and clearance paperwork depend on your country's rules for prefabricated buildings. We handle the filing and quote it up front.
Site access
Crane size, road width at the final approach, and whether a barge, ferry, or specialist rig is needed to reach the plot.
Timing & insurance
Full transit insurance is always included. Seasonal demand and any storage between build completion and your site being ready also affect the figure.
Send us your model and delivery address and we'll come back with a firm, all-in freight figure — including customs and port handling for international destinations.

Shipping is one piece. The total also depends on your model, finishes, foundation, site work, utilities, and permits. Our pricing guide explains every driver — no numbers, just the factors we use to quote.
Shipping worldwide is what we do
We've delivered homes to 30 states and 12 countries. Whether your site is a suburban lot or an island reachable only by barge, our logistics team plans the route, the paperwork, and the crew.
