Pricing Guide
What does a prefab home cost?
Every project is different, so we don't publish one-size-fits-all prices. Here's what actually shapes your quote — and how to get your personalized number.
Cost drivers
Six things that shape your quote
A prefab home quote is built around your land, your design choices, and where the home is going. These are the factors we review on every project.
Model & size
A compact studio starts with a smaller base cost than a multi-module family home. More square footage, bedrooms, and bathrooms mean more materials, labor, and transport volume.
Finishes & fixtures
Standard finishes are included, but upgrades like stone counters, premium flooring, chef-grade appliances, smart-home systems, or a designer kitchen change the final figure.
Foundation & site work
A concrete slab, crawl space, basement, piers, or skids each carry different costs. Slope, soil conditions, excavation, and driveway or pad prep also add to the site budget.
Utilities & connections
Bringing water, sewer or septic, power, gas, and internet to the home can be simple or significant depending on how remote your land is.
Permits & compliance
Building permits, zoning approvals, septic or sewer permits, and utility connection fees vary by county and country. We prepare stamped drawings and help with submissions.
Shipping & logistics
Distance, route, port handling, customs, duties, crane size, and site access all affect freight. International deliveries involve ocean freight and import clearance.
Why we quote by project
Fixed-price, no surprises
Publishing a flat per-square-foot number would mislead more than it helps. Two identical homes delivered to different sites can have very different total costs once foundation, utilities, and freight are included.
Instead, we send you a written quote that itemizes the home, your chosen finishes, site work, permits, and shipping — so you know exactly what's included before you commit.
